Managing Agent Role and Responsibilities

Attend four meetings (each year) of the Board of Directors

At the Board's direction and control, assist in the selection of all Association insurance poliicies.

Maintain a roster of unit owners.

Provide information to accountant for preparing tax returns.

Supervise Condominium head maintenance person.

Obtain equipment, tools, materials, supplies, etc., that are necessary to maintain the condominium.

Contract for services needed for maintenance. This includes elevator inspection/service, fire alarm system inspection, servicing the pool HVAC/dehumidification system.

Recommend an annual budget to the Board.

Provide the information on the required addendum to contract of sale when a unit is under contract of sale.

Make recommendations to Board regarding major renovations/improvements needed or desired. When requested by the Board, solicit bids for Board authorized contracts. Act as primary contact with independent contractors or personnel.

Provide monthly invoice to accountant for any work/materials done by condominium employees in units at the request of the rental company.
